How to talk to a builder in Sweden

This list mixes carpenters (snickare), bathroom and kitchen refits, floors and small extensions. The umbrella on the Swedish site is bygg. A bathroom is a badrum. A kitchen is a kök. A building permit is a bygglov, decided by the municipality, not by this catalogue.

Get permission before demolition

In a hyresrätt you generally cannot renovate the landlord’s flat. Ask in writing and wait. In a bostadsrätt the board usually has to approve a bathroom or anything that touches waterproofing, drains or the exterior. A house you own still needs the kommun when the work is large enough for bygglov or a notification (anmälan). Ask the municipality, not the builder, whether your drawing needs a permit.

For 2026, the Swedish pages on this site — checked against Skatteverket in September 2026 — state that ROT is 30% of the labour cost and RUT is 50% of the labour cost. The two share a cap of 75,000 kronor per person per year, and ROT can be at most 50,000 kronor of that cap. Materials and travel are not included. Confirm the current figures at Skatteverket before you rely on them.
