How to talk to a roofer in Sweden
A leaking roof is a läcka. A full replacement is a takbyte. The trade name is takläggare. Metalwork on gutters and flashing is often a plåtslagare. Ask for an offert (a written quote) before anyone starts.

For a replacement, change the middle sentence to: Vi behöver en offert på takbyte, inklusive hängrännor om de ska bytas.

Start with your street and town, then läcka or takbyte. Ask them to repeat the time they can come. If the conversation stalls, send the message above instead of guessing at Swedish. Do not expect the call to switch into English.

For 2026, the Swedish pages on this site — checked against Skatteverket in September 2026 — state that ROT is 30% of the labour cost and RUT is 50% of the labour cost. The two share a cap of 75,000 kronor per person per year, and ROT can be at most 50,000 kronor of that cap. Materials and travel are not included. Confirm the current figures at Skatteverket before you rely on them.
Who pays
On a house you own, you pay the roofer. In a bostadsrätt the roof is usually the association’s (föreningens) responsibility, not the flat’s. Write to the board (styrelsen) before you book a takbyte. In a hyresrätt a leaking roof is normally the landlord’s (hyresvärden) job. Report it in writing and let them send the contractor.
